Next Door Neighbor Loan Option

With only 5% down, our Next Door Neighbor Loan option waives private mortgage insurance for:

  • 30-year, fixed-rate loan
  • 3% down payment waives mortgage insurance for public or healthcare workers, first responders, educators, people who work for cooperatives or nonprofit organizations, and people who are members of a recognized U.S. tribe

Adjustable-Rate Mortgage Loan

An adjustable-rate mortgage loan typically offers lower initial payments and then the rate adjusts after the initial period, based on market conditions. That means your monthly payments could increase or decrease. ARMs are typically best for those who will move or refinance before the first rate adjustment.

  • 3/3 or 5/5 ARM loans available, depending upon your loan and property type
  • Financing available for primary residence, second home, or investment property up to 4 units
  • Manufactured homes must be on permanent foundations

Manufactured Home Loan (Not on permanent foundations)

This loan offers affordable financing for manufactured homes NOT on permanent foundations.

  • Financing available for 10-, 15-, and 20-year, fixed-rate terms, depending upon the age of home and overall loan-to-value
  • 25-year term for brand new properties only
  • Home must sit on borrower-owned land or within an approved mobile home park
  • Low 5% down payment, with a minimum of 3% coming from the borrower
  • Age of home must be 1990 or newer

Construction Loan

Clearwater's Construction Loan offers up to 12 months of financing to build your primary residence.

  • Must use a licensed contractor for construction
  • Financing up to 70% loan-to-value during the construction period
  • Permanent loan financing must be in place prior to the approval of the construction loan

One-Time Close Renovation Loan

Buying a fixer-upper? Our Renovation Loan helps you finance the purchase and upgrade of your new home all-in-one loan.

Construction that includes energy efficiency or conservation, health or safety, or accessibility measures may qualify for a reduced rate

USDA Rural Development Loan

This loan from the U.S. Department of Agriculture (USDA) offers financing to buy a home in a qualified rural area.

  • Depending upon qualifications, this loan may be partnered with a Montana Board of Housing loan to increase home affordability

Veterans Administration (VA) Loan
