The Path to Homeownership

Our home loan officers are ready to help you through the home-buying process. Our step-by-step guide explains what happens at each stage so you know what to expect.

Assess Your Financial Readiness

Before you begin house hunting, it’s smart to evaluate your financial situation in three areas:

  • Household Income: Use our home loan calculators to help you estimate how much home you can afford and your monthly payment.
  • Down Payment: Having a down payment reduces the amount you need to borrow, which lowers your monthly payment and overall interest costs. No down payment? Please talk with your loan officer about options.
  • Credit History: A good credit score can increase your loan approval chances and lower your interest rates, saving you money over time. If you’re a Clearwater member, log in to Digital Banking to access your credit score and report at no cost. Not a member? Visit AnnualCreditReport.com to get your free credit score once annually.

Get Pre-Approved

Getting pre-approved strengthens your purchase offer and shows sellers you're a serious buyer. Select your lender below and give them a call. Your loan officer will review your financial details and, if you qualify, provide you with a pre-approval letter.

Start House Hunting

With your pre-approval in hand, the fun begins. It’s time to search for your ideal home, which can be exciting and overwhelming.

There are many things to consider, and it’s smart to make a list of everything you need and want in a home. It can be helpful to partner with a local real estate agent who understands your needs and keeps your budget in mind as you explore.

Make an Offer

Once you find the perfect home, it’s time to make an offer. Your real estate agent will help you craft a competitive bid.

If the seller accepts your offer, you’ll enter the escrow period, where various inspections and appraisals take place. We’ll walk through everything and help you schedule your property appraisal, which you can learn more about below.

Secure Your Loan

During escrow, we’ll help you select the best loan, lock in an interest rate, and gather the necessary documents. Our team will help ensure a smooth process by keeping you informed as we move toward loan closing.

Close the Deal and Move In

At closing, you’ll sign the final paperwork, pay any closing costs, and receive the keys to your new home. Congratulations — you’re now a homeowner!

Check out our Post-Purchase Checklist video for things you’ll want to consider once your loan closes and you prepare to move in.
